Assistant Property Managers can work for a property management company, an apartment complex or an independent property owner to act as the main contact for inquiries related to a rental property. Assistant Property Managers coordinate tenant schedules, work orders, conflicts between tenants, landscaping and other general administrative tasks. Their role is to support a Property Manager or property owner by handling all communications with potential and current renters and ensuring that the property is compliant with local, state and federal regulations. They answer phones, create promotional materials, keep a record of interactions with a building’s occupants and initiate evictions when necessary.
An Assistant Property Manager, or Property Management Specialist, is responsible for overseeing real estate properties and tending to the needs of tenants. Their duties include researching and contacting potential tenants, arranging for building maintenance and managing payments and budgets.
A Assistant Property Manager should be able to fulfill various duties and responsibilities. The following are some duties and responsibilities a Assistant Property Manager should be able to execute:
- Building positive relationships with prospective and current tenants
- Overseeing the timely and successful completion of maintenance requests
- Showing properties to prospective tenants and answering relevant questions
- Preparing and executing detailed and legally compliant lease agreements
- Overseeing all financial procedures including verifying renter income, processing monthly payments and executing default protocols
- Creating organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution
A competitive Assistant Property Manager will have certain skills and qualifications, including:
- Highly developed written and oral communication skills, including the ability to communicate across digital platforms and in-person
- Attention to detail
- Effective time management, including prioritization of time sensitive items and the ability to meet deadlines
- Organizational skills
- Strong interpersonal skills to support relationships with a broad range of stakeholders
- Knowledge of regional and national real estate laws and guidelines for rental property
- Proficiency with word processing software and other related tools
